Brooklyn and Queens land-use applications go before borough presidents and the City Planning Commission over the next two weeks.
Four development projects across Brooklyn and Queens are up for public hearings this month, according to land-use filings and agency calendars reviewed by NYC In Focus — from an 18-story tower on the Williamsburg waterfront to a 300-bed nursing facility in Midwood.
In Williamsburg (Community District 1), Web Holdings LLC is seeking to rezone 289 Kent Avenue from manufacturing (M3-1) to a mixed-use designation, clearing the way for an 18-story building with 30,000 square feet of ground-floor commercial space. The application also maps a new Special Mixed Use District along Kent Avenue.
In Midwood (Community District 14), Prospect Park Land, LLC wants to rezone 1455 Coney Island Avenue from R5/C2-3 to C4-5D to build a nine-story, roughly 157,399-square-foot long-term care facility with 300 beds. The application carries a Mandatory Inclusionary Housing designation.
Both Brooklyn items — along with a Con Edison request for a permanent subsurface easement at 209 York Street in Vinegar Hill (CD2) to build a utility microtunnel — go before the Brooklyn Borough President on Wednesday, July 8, at 6:00 p.m. in the Borough Hall Courtroom, 209 Joralemon Street, and by Webex. Testimony is capped at two minutes; written comment runs to July 10 at testimony@brooklynbp.nyc.gov.
In Queens (Community District 6), 100 Queens Blvd Co. LLC is seeking to rezone a stretch near Queens Boulevard and 67th Avenue, shifting an R7-1 district to a denser R9X with new commercial overlays. That application goes before the Queens Borough President on Thursday, July 2, at 9:30 a.m., streamed at youtube.com/@queensbp and in person at 120-55 Queens Boulevard, Kew Gardens.
Separately, a rezoning at 69-67 108th Street in Forest Hills (CD6), filed by 108 St., LLC to move an R1-2A district to R7D with a commercial overlay, is on the City Planning Commission calendar for Wednesday, July 15, at 10:00 a.m. at 120 Broadway, Lower Concourse.
Each application still has to clear the full land-use review before anything gets built. For now, the public gets its two minutes.
