A developer wants to add commercial zoning to the Fordham Landing South site at 330 and 360 West Fordham Road in University Heights, and Bronx Community Board 7 holds a public hearing on it Thursday, Oct. 29, at 6:30 p.m.
The applicant is DS Fordham Landing 1 LLC. The request carries ULURP number C260173ZMX, according to the city notice.
Old zoning vs. new zoning
Today the site is mapped R7-2, a residential district. The applicant wants it changed to R7-2/C2-4.
In plain English: the residential zoning stays, and a C2-4 commercial overlay gets laid on top of it.
The stated purpose is to make room for 15,000 square feet of commercial space within Fordham Landing South, which the notice describes as an affordable housing development of 921 affordable units.
So the 921 apartments are the headline number, but the zoning change itself is about the commercial piece.
What the notice does not say
It does not say what kinds of businesses would fill the 15,000 square feet, or where in the development they would go.
It gives no building heights, footprint, construction timeline or income levels for the apartments, and no dates for City Planning Commission or City Council votes.
The full zoning application is posted online at bit.ly/4yBXzXV, per the notice.

Also on CB7’s calendar: tonight’s budget hearing
Before the rezoning, the same board meets tonight, Tuesday, Oct. 27, for an overview of its Fiscal Year 2028 Statement of Needs and budget requests.
That is the board’s annual wish list to City Hall, and the hearing is where residents can say what belongs on it.
