Food Processor Seeks NYC Tax Breaks for $1.8M Maujer Street Plant

An industrial building facade in Williamsburg, Brooklyn

A Brooklyn food processor and caterer wants city help to renovate a one-story building at 324 Maujer Street in East Williamsburg, and the city’s Industrial Development Agency will take public comment on it at 10 a.m. on Thursday, Nov. 12.

The company is Green Top Farms LLC. The notice describes it as a USDA-inspected food processor, packager and corporate dining, catering and food delivery company serving institutional and food-service clients around the metro area.

What the company wants

The project is the renovation, furnishing and equipping of an 11,375-square-foot building on a 9,575-square-foot lot. An affiliate of the company would own the building and lease it to Green Top Farms.

The company would run it as its processing, production, packaging and delivery headquarters. Total project cost, per the notice: about $1,799,000.

In plain terms, this is a straight-lease deal: the agency steps into the transaction so the project can qualify for tax breaks. No bonds are listed for this project.

The breaks on the table

The notice lists three: payments in lieu of city property taxes, a partial exemption from city and state mortgage recording taxes, and an exemption from city and state sales and use taxes.

In return, the company projects keeping 86 full-time-equivalent jobs and adding 77.5 new ones. The average wage is listed at $41.45 an hour, with an estimated range of $40.49 to $52.20.

What the notice does not say

It doesn’t put a dollar value on any of the tax breaks, and it doesn’t say how long the property tax arrangement would last.

The agency says the project application and cost-benefit analysis are posted at edc.nyc/nycida-board-meetings-public-hearings starting about 14 days before the hearing. That’s where the real numbers should be. The notice also warns that items can be pulled from the agenda; removals are posted on the same page around noon the Friday before.
