Brooklyn’s Borough President will hear seven land use applications at 6 p.m. on Tuesday, Nov. 10, at Borough Hall: six rezonings in Midwood, Cypress Hills, Bushwick, Sunset Park, Sheepshead Bay and Community District 9, plus a map change for Coney Island’s Phoenix Roller Coaster.

Add up the five housing projects and the notice describes roughly 800 apartments. Testimony is accepted in person, on Webex and by email.

Midwood: East 14th Street and Locust Avenue

E 14 Realty Holdings LLC wants to change M1-1 and R5 zoning to R7A and map Mandatory Inclusionary Housing.

The result: a nine-story, 170,143-square-foot building (5.01 FAR) with 229 apartments, 57 of them affordable under MIH, and 13,880 square feet of ground-floor community facility space.

Community District 9: 1550 Bedford Avenue

Bedford Acquisition Partners LLC is seeking a jump from C8-2, a commercial district, to R9A/C2-4 with MIH.

That would allow an 18-story, roughly 173,184-square-foot building (9.02 FAR) with about 250 apartments, 63 to 75 of them income-restricted.

Sunset Park: 783 Fourth Avenue

783 4th Ave LLC wants zoning map and text changes for three new buildings of 13, nine and eight stories: 184,485 square feet (5.66 FAR), 214 apartments, about 3,800 square feet of commercial space, 2,700 square feet of community facility space and nine parking spots.

Cypress Hills: 17-21 Wharton Place

CCM Capital Group Corp seeks R5 to R6A with MIH for a seven-story, 56,197-square-foot building with 73 apartments and community facility space.

Sheepshead Bay: 2959 Avenue Y

Yeshivat Or HaTorah wants R5 changed to R7D with MIH for a seven-story, 79,945-square-foot building: 38 apartments (11 income-restricted) on 43,075 square feet, and 35,302 square feet of community facility space.

Bushwick: 460 Troutman Street

The one non-housing rezoning. Aron’s Manufacturing Corporation seeks M1-1 to M1-4A to grow its one-story plant into a six-story, 93,000-square-foot manufacturing and commercial building.

Coney Island: The Phoenix Roller Coaster

A private applicant at 3025 West 12th Street wants to demap a volume of East Walk to remove an encumbrance from the Phoenix Roller Coaster. Translation: the ride and the city map disagree about some airspace, and the applicant wants the map to give way.

What the notice does not say

No ULURP numbers, no MIH option choices, no affordable-unit counts for Sunset Park or Cypress Hills, and no target zoning district for 783 Fourth Avenue.
