A private developer wants to rezone 1701 Boone Avenue in the Bronx for bigger buildings, and Bronx Community Board 3 takes public testimony on Tuesday, Nov. 10, at 6 p.m.
The applicant is 1701 Boone Realty LLC. The site covers three lots on Block 3010 — Lots 25, 26 and 29 — in Community District 3.
Old zoning vs. new zoning
Today the lots are mapped R6A, with part of the site carrying an R6A/C2-4 designation. The C2-4 piece is a commercial overlay, the zoning that allows ground-floor stores under apartments.
The application would swap that for R8A and R8A/C2-4. In plain terms: the residential district jumps two steps, from a medium-density contextual district to a higher-density one, while the ground-floor commercial overlay stays.
The filing comes in two pieces under the city’s land use review process: ULURP application C270008ZMX for the zoning map change and N270009ZRX for a zoning text amendment.
The affordable housing piece
The text amendment would map a Mandatory Inclusionary Housing area over the project site. That means any new housing built under the extra density would have to include permanently income-restricted units.
Which MIH option the applicant is proposing — the share of affordable units and the income levels they target — is not in the notice.
What the notice does not say
No building height, unit count, square footage or project design is listed. Neither is the MIH option, a City Planning Commission date or a City Council vote date.
The community board vote is advisory. It’s the first public stop on a longer road through the borough president, the City Planning Commission and the Council.
Same night: the district’s budget wish list
The same meeting doubles as Community Board 3’s hearing on its Fiscal Year 2028 capital and expense budget requests. The board says it welcomes testimony from residents, community groups and other interested parties on what the district needs.
So if you have opinions about both a taller building on Boone Avenue and the potholes on your block, one trip covers it.
